Our knowledge of the State R Codes, the City of Joondalup's Town Planning Scheme, Policies and their Local Housing Strategy, allows us to provide you with expert advice on any surveying service for your property.

Whether you require subdivision advice, assessment of your property to see if it can be subdivided, or just require a boundary survey or a contour and feature survey, we can assist.

For any subdivision enquiry, we can provide a free desktop assessment to determine if your property can be subdivided. This is to ensure you do not undertake unnecessary surveys and expenses for no reason.

Even if you think your property just falls short of the required area to subdivide, it is worth while contacting our office to speak to a surveyor to discuss your options further. The R Codes allow for certain variations and inclusions that may allow your property to be subdivided.

SUBDIVIDING LAND IN JOONDALUP

Majority of the residential lots within the City of Joondalup are zoned R 20, which generally requires an area of 900m2 to be subdivided. Variations and inclusions may be applicable to allow subdivisions with an area less than this. Our surveyors can advise you of your subdivision options and whether any variations may be applicable.

The zoning of your property can be checked on the Council's website or by contacting the City of Joondalup.

JOONDALUP LOCAL HOUSING STRATEGY

The City of Joondalup's Local Housing Strategy was endorsed by the Western Australian Planning Commission in November 2013.

The Local Housing Strategy changed the zoning of specific areas in some suburbs within the City of Joondalup, to a dual density coding. These areas are in 'close proximity to key public transport corridors and major activity centres'.

The introduction of a dual density zoning for these areas allows the owners to develop at the higher zoning providing certain criteria are met.

Ten areas were selected for the Housing Opportunity areas. These are:

  • Davallia Road to Warwick Centre .....................................

  • Greenwood Village ...........................................................

  • Sorrento Laneway Lots ....................................................

  • Marmion Avenue to Greenwood Station ..........................

  • Whitfords Centre to Whitfords Station ..............................

  • Whitfords Station to Goollelal Drive .................................

  • Belridge Centre to Edgewater Station .............................

  • Edgewater Station to Trappers Drive ..............................

  • Heathridge ......................................................................

  • East of Currambine Station ............................................
